Sales and Average Price Down in March 2025
The Toronto Regional Real Estate Board’s (TRREB) Market Watch report of April 3, 2025 highlighted new sales in the GTA last month were down 23.1% compared to March of 2024, as well as the average selling price, which saw a small dip of 2.5% to $1,093,254, while it remained flat month-over-month, seasonally adjusted.

Amid current trade developments and the upcoming federal election, many households may be thoughtfully timing their home buying and selling decisions. Nevertheless, buyers and sellers alike are proceeding with confidence and well-informed foresight.

Mercer went on to note that a resolution to trade concerns alongside trade-affirming public policy choices could result in an increase in sales going forward.

The TRREB report identified that new listings were up by 28.6% year-over-year, allowing buyers, as TRREB President Elechia Barry-Sproule notes, to “benefit from increased choice, giving them greater buying power.”

Federal Party Platforms See Housing as Priority
TRREB CEO John DiMichele suggests that the upcoming election has highlighted the importance of housing to Canadians: “The federal parties continue to view housing as a key priority based on the various election platforms.” DiMichele went on to opine that building new housing “will be a key economic driver moving forward.”
